Pest control prices in South Africa depend on the pest, the size of the property, how bad the problem is and how many visits you need. Below are rough 2026 rand ranges and four worked examples so you can sanity-check a quote. They are guides, not offers. Send one free request, and registered operators in your area quote you directly. Compare what each quote includes before you compare the totals.

Typical price ranges in 2026

Rough guides, per treatment unless stated:

  • Cockroaches: about R4 to R10 per m², see cockroach control.
  • Bed bugs: about R10 to R25 per m², usually two visits.
  • Fleas: about R4 to R9 per m².
  • Tent fumigation for drywood termites: about R35 to R90 per m².
  • Rodent bait stations: R120 to R350 each, installed.
  • Snake removal: R450 to R1,200 a call-out. Bee or wasp nest: R450 to R1,500.
  • Grain fumigation: R25 to R70 per ton. Container: R900 to R2,500.

Four worked examples

A 45 m² flat with cockroaches: 45 x R4 to R10 is R180 to R450 in product terms, but most operators have a minimum of about R650 to R900 including the follow-up. A 3 bedroom house of 140 m² with ants and cockroaches: R900 to R2,200 inside and out, plus R250 to R450 for a garden perimeter. A 120 m² restaurant kitchen: a first deep treatment of R1,800 to R3,500, then a monthly contract of R900 to R2,200, with a station map and report. One 40 ft export container: R1,200 to R2,500 for phosphine fumigation, plus a certificate fee, see container fumigation.

Call-out fees, contracts and once-off jobs

Operators charge a call-out fee of about R250 to R650 to travel and inspect, sometimes credited if you accept the quote. Rural and farm work adds kilometres. A once-off treatment looks cheaper than a contract, but pests that return cost you a second call-out. Quarterly home contracts often work out at R450 to R900 a visit, and a monthly food-business contract is cheaper per visit still. Ask whether the follow-up two to three weeks later is included, because that second visit decides whether cockroaches and bed bugs actually go.

What pushes a price up or down

Prices rise with a heavy infestation, a roof void or double storey, cluttered rooms that must be moved, awkward access, urgent same-day work, after-hours service, multiple pest types and a requested certificate or audit pack. They fall when you prepare the property, clear cupboards, agree to a contract and group neighbours or units in a complex. A very low quote usually leaves out the follow-up, the roof void or the insurance. Read each line, and see pest control for what a visit should include.

What to include in your request

  • Rooms, roof void or garden included

Pest Control Prices for different properties

  • Homes and families: a once-off flat or house treatment priced per m², usually with a follow-up visit
  • Landlords, agents and body corporates: turnover treatments and certificates priced per unit, often with a discount for several flats
  • Restaurants and food businesses: an opening deep treatment followed by a monthly contract with station maps and reports
  • Hotels, guesthouses and lodges: per-room bed bug pricing and scheduled visits for guesthouses and hotels
  • Offices, schools, clinics and shops: a quarterly visit rate with a call-out between visits, priced by floor area
  • Factories, warehouses and mines: per-station and per-m² pricing for warehouses, plus occasional fumigation by the ton
  • Farms, grain stores and smallholdings: grain fumigation by the ton, rodent stations by the unit and call-out by kilometre
  • Exporters and freight forwarders: fumigation by the container, with certificate and ventilation fees listed separately

Frequently asked questions

Why do two quotes for the same house differ so much?
They often cover different things: one may include the roof void, garden, follow-up visit and a guarantee, another only the kitchen. Ask each operator to itemise areas, visits and products so you compare like with like.
Is a free inspection really free?
Many operators inspect and quote at no charge within their normal area. Some charge a call-out for distant or complex sites, so confirm it when you request quotes, and ask if the fee comes off the job.
Do prices include VAT?
Not always. Registered businesses must add 15 per cent VAT, and some quote excluding it. Check whether the total is inclusive, especially on larger commercial and contract quotes.
Can I pay less by buying the products myself?
Sometimes for a simple ant or flea job. Termites, roof voids, gas fumigation and anything needing a certificate belong to registered operators, and the guarantee is part of what you pay for. See pest control products.
