Cockroach control works best when it matches the species. The small, fast German cockroach lives indoors and breeds in kitchens, bathrooms and flats. The large American cockroach comes up from drains and roof voids, and the dark, slow oriental cockroach likes damp ground floors and cellars. Many people ask for cockroach fumigation, but a real gas fumigation is rarely needed. A registered pest controller usually treats with gel bait and targeted spray. Send one request and operators in your area quote you for free.
Know which cockroach you have
A German cockroach is about 15 mm long with two dark stripes behind the head. A female carries her egg case until it is nearly ready to hatch, so one survivor can restart a colony in weeks. American cockroaches are 35 to 40 mm, reddish brown, and wander in from stormwater drains and sewers, often after rain. Oriental cockroaches are glossy black and sluggish.
Tell the operator what you saw. Small ones in the kitchen at night point to a breeding colony indoors. Big ones in the bathroom or on the stoep usually mean the entry route is outside, and the fix is sealing drain gaps and treating the perimeter.
Why sprays alone make it worse
Cockroaches are repelled by many contact sprays. They scatter deeper into the walls and into the next flat, then return when the smell fades. Modern treatment relies on gel bait: small dots placed in hinges, behind appliances and inside cupboard corners, where roaches feed and carry the active ingredient back to the nest. Others eat the contaminated droppings, which is how a colony collapses.
Good operators rotate baits with different active ingredients, such as fipronil and indoxacarb, because German cockroaches can become resistant to a bait used again and again. A residual spray goes only on cracks and voids, not on the bait spots.
Hiding places and what to remove
Cockroaches need warmth, moisture and a tight crack. Common hiding places are behind the fridge motor, inside stove housings, under sinks, in the hollow legs of tables and in cardboard. Boxes, egg trays and stored paper hold moisture and give eggs a safe place, so recycle them and use plastic crates. Wipe grease, empty the bin nightly and fix dripping taps.
In blocks of flats, a single treated unit is not enough because roaches travel along pipes. Ask the body corporate for a full-building treatment, and see our guide to commercial pest control for restaurants and kitchens.
Follow-ups and what it costs
Eggs survive the first visit, so plan a second visit after two to three weeks and sometimes a third. Do not clean the bait spots away in the meantime, and keep the dots out of reach of pets and children. A kitchen and bathroom treatment is often R600 to R1,200, and a whole flat can reach R1,500 to R2,500. Compare quotes in our pest control price guide.

Cockroach Control for different properties
- Homes and families: a gel bait treatment of the kitchen and bathrooms, with a follow-up visit after three weeks
- Landlords, agents and body corporates: treatment between tenants and across a whole block, so roaches do not move from unit to unit
- Restaurants and food businesses: bait stations, crack treatment and records for restaurants, takeaways and bakeries facing an audit
- Hotels, guesthouses and lodges: quiet night-time treatments of kitchens, laundries and rooms for guesthouses and hotels
- Offices, schools, clinics and shops: tea rooms, canteens and storerooms treated after hours with low-odour baits
- Factories, warehouses and mines: canteens, loading areas and drains treated, with cardboard storage moved off the floor
- Farms, grain stores and smallholdings: farm kitchens, packhouse canteens and worker housing treated with baits
- Exporters and freight forwarders: warehouses and cold stores checked so stored cargo stays clear of roaches
